Rising demand for rental apartments

Pepper reports on the new situation of the Austrian housing market

The New Year 2024 immediately presents us with new hurdles in our day-to-day work. Rental prices in Austria continue to rise. The average rent including operating costs increased by 8.0% compared to the previous year. This means that we can now expect to pay around € 9.50 per square meter when it comes to budgeting the rental costs.

This development is due to the fact that financing appears almost impossible because of the stricter lending standards for loans, so the demand for owner-occupied apartments in Austria has fallen, which at the same time has led to an increase in demand for rental apartments. This particularly affects the interest in 2-room apartments.
In Vienna, for example, supply of this size fell by 23% in the first half of the year, while demand rose by 31%.

We can therefore clearly predict that, under these circumstances, it will become increasingly difficult to find suitable apartments on the open market (Non-regulated rents)
It can be said that owners have gained a better "standing" on this basis and are more selective when choosing their tenants.

→ Landlords always carry out a financial background check (KSV Mieterpass) before countersigning a rental offer. Our clients usually have no rental history in Austria and can therefore only present their work contract. As work contracts usually stipulate a 1-month trial period, the landlord needs to be convinced that the tenant's journey here will continue after this month. This can be a major stumbling block on the way to the ideal apartment.
